When I started working in new home construction, I begin falling in love with the process. Literally seeing the homes being built from the ground up was so exciting. Little did I know there were so many benefits that came along with buying a new construction home, especially for first time homebuyers. Here's why...
First Owner: Unlike a resale home, you (and your family if applicable) will be the first ones to live in the home. You won't have to worry about coming behind anyone and repainting, remodeling or doing a lot of work to make the home suitable for your needs. You literally will be the first one who has lived in the home and won't have to come behind anyone else's energy.
Choose Home Features: With a new construction home, you get the option to pick out certain features in the home such as exterior and interior colors, colors of kitchen and bathroom cabinets, countertops, backsplash, bathroom and flooring. You also get the option to add other optional features to the home that may help the home suite your needs not only on the inside, but outside as well if offered by the lender.
New Appliances: All of your appliances will be brand new so you won't have to worry about replacing them for a while or upgrading outdated appliances after purchasing a resale home.
Buyer Incentives: One of the greatest benefits is the fact that you can get buyer incentives from the builders which can include lower interest rates and assistance with closing costs. See the builder for their current incentives available.
Warranty: You new home will also come with a warranty which you can choose 1, 2 & 10 years worth of coverage depending on the builder. Again, this is something you would need to see the builder about in particular to see what they're offering.
